Thank you for the information Mike. It looks like someone pulled through when they saw this post, and I'll be purchasing a real copy! I'm truly grateful, as the only references I have on the used airgun market are from 2000. Subscriptions are nice, but this information is static so in the long run it is a much better option to purchase a softcover.

I was looking for one too not long ago without any luck.
I have a few older editions... the 1st, 3rd, and 4th, and thought it would be nice to have a current edition.
If and when the next one comes out, I hope someone will alert us.
I'd be really interested to see price deltas on from a previous edition to the latest. This means I'd have to acquire both the 11th and 12th editions. Right now I'm happy with a 12th edition paperback.
Last one I bought was Brett Reno's publication in 2000! Believe that information came from online ads. They were asking prices, not what the hardware actually sold for.

Received the blue book of airguns 12th edition today, still in shrink wrap! Thumbing through it I immediately noticed some large discrepancies between online sales vs. book prices. Blue book prices on AA S4xx and S500 rifles were way too high, while Theoben rifles as a whole were undervalued. I suppose the blue book is a reference only to show ballpark figures if you do not know what an airgun is worth.
It seems like the more rarer guns go for less then the more popular one's?
It all depends. I also noticed FWB guns were valued way higher than what they are selling for online.
A lot of the rare theoben break barrels where priced at $740 or so in the highest price bracket. 20 years ago you could sell a RA-800, Grand Prix, or Classic for $800 the same day. It was easy money way back then.
Even the Beeman rare items such as the tyro and aw models are priced way below market. The AWs are selling in the $800 range today. I sold an R1-AW for around $600 several years ago in a matter of hours. It was beat-up too in two areas. I mean one area was even painted over by a previous owner on the nickel finish with silver!

At least the copy on amazon came down from 2.5k to 1.3k, so it's not all that bad.
After seeing such significant discrepancies in the airgun blue book, I can safely say it is not worth more than the asking price of $40. You are much better off viewing the online trends. The three airgun classifieds I watch are AA, AGN, and AGW. If you want top dollar, invest in a chrony before putting your guns on the market.
well the online trend don't tell you what calibers they came in, when they were made, there weight, length and a whole lot of information and discrepancies really

As I advised someone recently, you might consider buying both the airgun and firearm latest editions. The owner behind these fine references recently passed away. It was unclear at the time if there was to be a continuance. (This I heard from some members of my gun club who were personally acquainted with him.) Hopefully, the publisher will pick up the ball. Otherwise, expect to pay a premium for used editions.
Still, is there a hard copy available?
According to the link that Citizen K posted above it would appear that there will be a hard copy, when it's available for shipping. In the link it says:

That sounds like they will be shipping hard copies to me. But I guess only time will tell for sure.
@jim-in-swmo I assumed that that was for the standard "soft" cover edition, not a "hard" cover... I don't think I have ever seen a hard cover edition for airguns or firearms, but I could very well be wrong.
I agree with you. I think it is for a paperback/soft cover copy of the book. I don't recall ever hearing of a hardback version, either. I thought what @cruisers was wanting to know was if there was a "hard copy" (as in printed version) of the book instead of just an electronic version. But maybe I misunderstood what he was wanting to know.

Has it ever been right? I'd like to see a value book based on real world selling prices, not from opinions.
